A Mira Mesa bungalow and a Coronado bungalow can wear the same stucco look and still need different exterior systems. Homeowners keep asking painters to crown Dunn-Edwards Evershield or Sherwin-Williams Duration as if one can settles every San Diego County wall. The wall you already have, and the air it lives in, decide more than the brand on the lid.

Identify the existing stucco coating first

Before anyone shops a premium exterior line, a painter has to name what is already on the stucco. Fresh color coat, old acrylic, a failed elastomeric, and bare cement each take a different path. A chip from the south wall and a chip from the shaded north wall are not the same sample.

Chalking is common on west-facing stucco after years of sun. If a hand comes away white, the film is breaking down. Peeling, alligatoring, and hollow spots mean the next coat cannot hide the last one. Hairline cracks are a stucco problem, not a color problem. Independent local painters treat those as repair first, paint second. Chism Brothers in San Diego last updated a stucco-repair planning range on June 20, 2023. Minor cracks and sprinkler damage run about $200 to $300. Extensive cracking, or stucco peeling away from the wall, runs about $1,500 to $2,500 or more. That is their published range, not a quote from Paint Pros San Diego.

San Diego is not one housing stock. About 49.6% of the city’s 559,653 housing units were built before 1978. Imperial Beach sits near 62%. El Cajon sits near 62.5%. Encinitas sits near 45%. Oceanside sits near 34.4%. If a painter will disturb paint on a pre-1978 home, the federal EPA Renovation, Repair and Painting program can apply. That rule does not require testing first. Without records showing the paint is not lead-based, the work practices still apply to paid jobs that disturb the film.

A licensed independent painter doing stucco painting will wash, scrape, and sound the walls before anyone opens Evershield or Duration. Pressure washing painted stucco the wrong way can drive water into the brown coat. Ask how they’ll dry the wall. Ask whether they’re recoating a sound acrylic or cutting back a failed film. If the last coating was elastomeric, the next system has to live with that. Our note on elastomeric versus acrylic on San Diego stucco is the place to sort that chemistry before you pick a lid.

Compare Evershield and Duration on paper

Dunn-Edwards Evershield and Sherwin-Williams Duration are both current exterior lines independent painters still write onto San Diego specs. They are not the same can. They are not a scorecard with a trophy at the bottom.

Evershield is Dunn-Edwards’ named exterior line, including an elastomeric option. Painters in this county reach for it on masonry and stucco when the data sheet matches the wall. Duration is a Sherwin-Williams exterior line, listed with Resilience and ProClassic. Sherwin-Williams also publishes Loxon and Loxon XP as masonry and stucco coatings. A Duration bid on raw or failing stucco may still need a masonry primer, or a different body coat, than a Duration bid on sound, previously painted stucco.

People mix other lids into this same search. SuperPaint and Emerald are other Sherwin-Williams lines. They are not Duration. If a bid swaps SuperPaint for Duration, that is a different product. Some searchers also type aristoshield vs evershield. If a bid uses a Dunn-Edwards name that is not Evershield, ask the painter to show the current product data sheet. Line names on a store aisle change. The sheet in the painter’s hand is the spec, not a memory of last year’s pallet.

This page will not publish gallon prices, film thickness, fade scores, or warranty years for either line. Those figures are not in our verified ledger. They also shift by store, sheen, and color. Read the current Dunn-Edwards Evershield sheet and the current Sherwin-Williams Duration sheet with the quoting painter. Compare the substrate list, the recommended primers, the sheen, and the recoat window. Then look at your wall.

There is no single best exterior paint for stucco in California that ignores the existing film. A La Jolla marine-layer wall and an Escondido afternoon-sun wall can reject the same winner list. For the brand-level version of this argument, see Dunn-Edwards versus Sherwin-Williams in San Diego. This article stays on the two exterior lines people actually type for stucco.

Check coastal salt against inland heat

San Diego County is several climates sharing one name. Coastal north county, the central city, East County, and the South Bay do not weather a paint film the same way.

Along the water, the Pacific sets the day. National Weather Service climate notes put about 4 inches of rain on coastal San Diego in a typical year, with about 85% of that rain from November through March. Relative humidity at San Diego International Airport averages about 79%. It runs highest near 91% in the pre-dawn hours and lowest near 67% in the early afternoon. Marine layer and coastal fog are documented. Salt air is real on Coronado, Imperial Beach, Ocean Beach, and La Jolla. We do not have a verified rate for how much faster salt air breaks a film, so this page will not invent one. What you can ask a painter is whether the system is meant for a wall that stays damp in the morning and then bakes by noon.

Inland, the story flips. Escondido is the largest city in North County Inland. El Cajon, Santee, and Ramona take more heat. With elevation they also take more rain than the coastal 4-inch figure. Humidity inland runs lower than the airport reading. Stucco there moves with heat. A dark color on a west wall in El Cajon is a different bet than the same color on a fog-side wall in Encinitas.

A product-line choice has to name that exposure. Evershield or Duration can be the right lid on one elevation of a house and a poor match on another if the painter never walked the south and west walls. Ask where the worst sun hits. Ask where sprinklers soak the skirt. Ask where the marine layer sits on the stucco until late morning. For the climate frame around any exterior system, read best exterior paint for San Diego weather.

Review primer and topcoat as one system

A premium topcoat on a weak primer is still a weak system. Evershield and Duration are finish names. They do not replace a primer decision, a crack repair, or a wash.

On bare or highly porous stucco, painters often spec a masonry primer or a masonry coating under the finish. Loxon and Loxon XP are Sherwin-Williams examples of that masonry family. Dunn-Edwards publishes its own primer recommendations on the Evershield product page. This site will not invent those primer SKUs. Ask the quoting painter to write the primer and the topcoat on the same line item, with sheen.

Previously painted, sound stucco is a different system than new stucco. New stucco can still be alkaline. It can still throw salt if it’s coated too soon. Recoats fail when the old film is chalky, glossy, or elastomeric and the new film cannot grip. The painter should test adhesion, not guess from the curb.

Prep is the rest of the system. Repairs come before primer. Hairline cracks, open joints at windows, and sprinkler-scarred skirts are coating failures waiting to happen. Unincorporated San Diego County treats ordinary painting and papering as finish work that does not need a building permit. The City of San Diego does not list routine residential repainting among projects that need a building permit. One noted exception: exterior repainting in the Old Town San Diego Planned District may be subject to review. Confirm with the city or county if the house is historic or the work goes past paint.

If the home predates 1978, paid work that disturbs paint can fall under EPA RRP. The firm needs certification. Homeowners doing their own work sit outside that paid-work rule. Verify the painter, not the referral service. Paint Pros San Diego matches you with licensed independent pros. It does not hold a C-33 or an EPA firm certification.

A full exterior painting scope should read as one system: wash, repair, prime, finish. If a bid names Evershield or Duration and leaves the primer blank, send it back.

Confirm the proposed system with the painter

Your job is not to pick a national winner from a search result. Your job is to make the painter put a system on paper and stand in front of the wall.

Ask for the existing coating in writing: acrylic, elastomeric, color coat, or unknown. Ask for the exposure: coastal marine layer, inland sun, or a mix. Ask for primer name, finish name (Evershield or Duration, plus sheen), and where each goes. Sample boards on the actual stucco beat a fan deck in a store. Morning light in Point Loma and afternoon light in Poway will shift the same chip.

California treats painting as licensed contracting once the job hits the current threshold. As of 2026, Business and Professions Code §7048 sets that aggregate contract price at $1,000 for labor, materials, and all other items. Above that, you want a C-33 Painting and Decorating contractor. Check the number on the CSLB license lookup before you sign. Unlicensed advertising of work that requires a license is a misdemeanor under Business and Professions Code §7027.1. The pros we connect you with are licensed and insured. Still run the license number yourself.

Paint Pros San Diego is a referral service. We do not specify products, apply coatings, or warrant the film. The licensed independent painter you hire writes the spec, buys the material, and stands behind their work if they offer a warranty. If two bids name different lines, compare the systems, not the brand logos.

Walk the south and west walls. Tap hollow stucco. Look at the skirt under the eaves and the wall the sprinklers hit. Then let the painter argue for Evershield or Duration against that wall. The right answer is the one that fits this house in this county, not the one that won a blog scorecard written for Phoenix or Philadelphia.
